Answers to Frequently Asked Questions
1. Make changes? Yes, you can make changes and save those changes for the next job. If you are a custom builder, fill in the information the way you normally build. When you need to complete forms out for a specific job, all you do is enter the information, i.e. customers name, address, and items unique to that job. Tract builders can make several versions of each file to use with specific homes. If you build 6 different models, you can have six different versions of your specifications; one for each model.
2. Everything Included? Yes, you get all these forms and contracts for $179.00 delivered to US addresses. There are 102 Contracts and Forms. If you print one copy of each, you will have approximately 400 pages.
3. Specific Subcontractor Contracts? Yes, each subcontractor contract is unique for that trade and contains a warranty for that trade. Don't overlook the Subcontractor General Conditions. This file contains the subs cleanup responsibilities, timeliness to commence work, insurance coverage, etc.
4. Subcontractor specifications included? Yes, No more one page bids from subs with only his price and how you're to pay him and not much other info about what you get for your money. The Scope of Work/specifications forms are forms prepared by the builder to obtain more accurate and competitive bids. All plumbers, for example, will be bidding apples and apples. Get as specific as you want. Specify the size and grade of water line from street to house, size and grade of lines to fixtures, brand, make and color of toilets, etc. This reduces the need for change orders and prevents disagreements. Any subcontractor can make modifications in his bid but only at the bottom of the form. For example, in the modification section, he might put in "if you use American Standard instead of Kohler toilet deduct $300.00."
5. Change Orders? Yes, each contract requires execute a change order be executed if there is a change in construction or other unforeseen conditions. Builder/subcontractor change orders are also included.
6. Why different contracts? There are different contracts because sometimes the customer owns the property, other times the builder owns the property. Some jobs are new construction, others remodeling. Some customers want a fixed priced , others want a cost plus agreement. Most contracts print out 6 or 7 pages. They are very comprehensive and we have tried to cover everything to prevent disagreements. Make changes as you see fit.
7. FHA/VA forms? Yes, these are the latest approved FHA, VA, and FmHA forms.
8. Calculations? Because we used the tables feature to create our form files, you can put in the formulas to do row and column calculations just like a spreadsheet, provided your word processing program supports the tables feature. Microsoft Word, WordPerfect, Ami Pro and Word Pro all support the tables feature. Or, import our files into your favorite spreadsheet.
9. Attorneys reviewed? Yes, Threshold® Builder Forms & Contracts were prepared and reviewed by attorneys. These contracts and forms were developed from years of construction experience. Also, associations such as the North Carolina Homebuilders Association together with the North Carolina Bar Association used one of our contracts to develop a contract approved by the state association for North Carolina Homebuilders. The original Threshold® Builder Forms and Contracts were reviewed and recommended by the National Association of Home Builders.
10. Builder tested? Yes, we started selling Threshold® Builder Forms & Contracts in January, 1985 and there are over 14,000 builders and remodeling contractors using our forms. During that time, we had fewer than 250 refunds. Wilhelm, publisher, started building both spec and custom homes in 1971. He developed most of these forms for his construction business with input from other builders, subcontractors, suppliers, homeowners, plan draftsman, and attorneys. 11. Put my logo on the forms? Yes, you can import your logo and place it anywhere on the contracts and forms using your word processing program.
12. Are they complete? You will not find anything as comprehensive and complete as Threshold® Builder Forms & Contracts for residential and light commercial construction.
13. Do I have to pay full price for upgrades? No, the upgrade price is $70.00 plus shipping.
